We recognise that many matters require engagement with external contractors, consultants and service providers. To simplify this process, we work closely with a trusted network of suppliers who share our commitment to quality, integrity and professionalism. By coordinating these services on behalf of Owners Corporations, we provide a single point of contact and reduce complexity for Committees and residents.

Owners Portal
Our Owners Portal provides owners with secure, real‑time access to essential information about their building and individual lot(s).
The portal includes a wide range of building information, such as:
General building details, including plan number and building address
Key building documents, including the Plan of Subdivision and Rules
Insurance information and documentation, such as Certificates of Currency and insurance valuations
Annual General Meeting (AGM) notices and minutes
Owners can also:
Make levy payments securely through the DEFT Payment System
View levy balances, invoices, and copies of lot account ledgers
The portal is fully customisable to suit the needs of each building. Committees can determine whether additional information is made available to all owners.
Financial reports within the portal are accessible exclusively to Committee Members. The type and scope of reporting can be tailored to Committee requirements.
The Owners Portal also functions as a comprehensive document library, allowing owners to self‑serve by accessing important documents, making payments, and downloading receipts, invoices, and statements at any time.
Accounting & Software
OCCM uses Macquarie Bank to manage individual accounts for each Owners Corporation. These accounts are reconciled daily to ensure accuracy and transparency. Any interest earned is reinvested directly into the Owners Corporation’s account.
For reporting and document access, we currently use PropertyIQ (PIQ), a secure online platform that provides real-time financial and building information. Owners Corporation Committees and individual lot owners can access the portal anytime, at no extra cost.
We also work closely with a number of well-regarded auditors who specialise in Owners Corporation financial reviews and audits. These relationships help ensure your financial records are professionally maintained and compliant.
All owners receive access to the PIQ Owners Portal, which offers up to date information about the building and their individual lot(s), making it easier to stay informed and engaged.
Fees & Levies
In addition to all fees and levies being provided to owners, OCCM will provide to these to all owners by their individual preferred delivery option, as well as the opportunity to access our software’s Owners Portal which will enable them to view all levies loaded against their lot (s), download statements and receipts or make a payment direct via the Portal. OCCM also do not apply additional charges to owners ledgers or the Owners Corporation for invoice copies or statements.
Debt Recovery
OCCM has a rigorous, yet ethical, management of owners accounts that have not been paid on time.
OCCM will always make every effort to contact owners prior to instigating any debt recovery action with ensuring data integrity first and foremost. We prioritise open communication, particularly where an owner may be experiencing financial hardship, and provide the opportunity to enter into an approved alternative payment arrangement.

Working with Facilities, Building Management & Hotel Operators
OCCM has extensive experience managing residential apartment buildings supported by Facilities Management, Building Management teams, Concierge services and hotel operators. We work closely with onsite personnel to ensure seamless integration between Owners Corporation management and daily building operations, supporting a cohesive and efficient environment.
By fostering strong, collaborative relationships with hotel operators and service providers, we help maintain a balanced and well‑managed living experience for both residents and guests. We understand the importance of high service standards in mixed‑use and hotel‑linked developments, and work to ensure all onsite operations remain aligned with Owners Corporation requirements, regulatory obligations and the long term interests of the community.
