OCCM is a boutique Owners Corporation management firm built on a foundation of quality, accountability and collaboration. We grow our portfolio selectively, choosing to partner with Owners Corporations where owners and committees are actively engaged and value a high standard of service. This approach allows us to deliver personalised support while maintaining consistency, depth of knowledge and attention to detail across every property we manage.

In 2021, OCCM’s Managing Director, Michelle Liu, identified limitations in traditional industry operating models and established a robust internal support structure designed to strengthen and elevate the work of our managers. This forward‑thinking approach positioned OCCM to successfully transition and stabilise a number of large and complex buildings in recent years, reflecting both our technical capability and the strength of our operational foundation.

Our culture is collaborative and inclusive. We actively seek input from staff when developing policies and procedures, ensuring our team remains aligned, empowered and engaged. With an open office environment, both in‑person and virtual, management remains closely involved in daily operations, providing support, guidance and regular oversight to ensure consistent service delivery and strong client outcomes.

Ongoing professional development is a priority at OCCM. Our staff regularly participate in training through the Strata Community Association (SCA) and other industry providers, supported by structured internal training programs. All support staff are SCA (Vic) affiliate members, ensuring our knowledge remains current and aligned with best practice.

Our entire team is familiar with each property we manage, allowing owners and committees to receive informed support regardless of who they speak with. This shared knowledge model enables us to respond quickly, consistently and confidently, while ensuring continuity and accountability across all interactions.

Rather than operating in silos, our staff work as an integrated team across all aspects of management. This approach provides a deeper understanding of each community’s needs and ensures seamless coordination between administration, financial management and project support.

We also place strong emphasis on proactive communication. Management periodically engages directly with committees to confirm objectives are being met, address emerging issues early, and ensure overall satisfaction remains high.
